Box 676 <br /> Clements,CA 95227 <br /> Re: Proposed Engineered Septic System Revision <br /> Richard Dewhurst Residence(PA-02-55) <br /> 28335 N.Mackville Road <br /> Clements, CA 95227 <br /> Dear Mr. Dewhurst, <br /> Per your request,our office has reviewed our calculations regarding the"doubled"engineered septic <br /> system design for the subject property originally prepared by our office. We understand you are the new <br /> owner of the subject property. Our understanding with San Joaquin County Environmental Health <br /> Department(EHD)staff is your parcel has been approved for an engineered septic system. An <br /> engineered septic system is allowed by EHD to mitigate slow percolation rates and/or other problematic <br /> situations. <br /> Slow and unsatisfactory percolation rates were measured within the proposed disposal field area on your <br /> parcel (parcel no. 1)during a Soil Suitability Study for Minor Subdivision Application No.PA-02-55 last <br /> year. We understand the address for parcel no. 1 is now 28335 N.Mackville Road,Clements,California. <br /> The approved engineered septic system for the subject site was sized by our office for a 3 bedroom <br /> residence and then"doubled"in absorption area to provide EHD staff with additional factor of safety and <br /> to respond to their concerns regarding the poor soil conditions in the area. <br /> Upon review,this letter proposes a revision to our engineered septic system plans. Since you have <br /> indicated that you are willing to accept additional risk by means of eliminating the requirement of the <br /> "doubled"septic system,we will provide you with an engineered septic system plan for a"primary"or <br /> "single"septic system sized for a 3 bedroom residence which could eventually be constructed into a <br /> doubled system if needed. <br /> Should any future septic system repair(leach field expansion)be required due to underestimated or poor <br /> soil conditions,you will be required to complete a portion of,or complete the fully"doubled"septic <br /> system which was approved by EHD. Essentially,we are proposing that you can build half(primary <br /> system)the system now. If the primary system has performance problems because of soil—complete a <br /> portion of,or the fully"doubled"design. <br /> In order for our office to proceed with this approach,you need to understand and assume the potential <br /> risks involved. Some of the risks involved are the inconvenience and cost associated with septic system <br /> repair which often includes adding leach lines and seepage pits. Should the property be sold,this <br /> agreement will need to be disclosed. <br />
