INTRODUCTION
Our office was retained by Mr. Jeff Mundell to conduct a Soil Suitability Study for
subject property. We understand that the Soil Suitability Study was required by the San Joaquin
County Development Title for project approval by the San Joaquin County Public Health
- Services, Environmental Health Division. The project involves creating four(4) 80 to 83-acre
parcels from an existing parcel. The study was conducted to determine weather the soils of the
parcels are suitable for new septic systems and to make any necessary recommendations.
The property is located on the northwest corner of Liberty Road and Mackville Road. The
address of the property is 18333 East Liberty Road and the Assessor's Parcel Number is 008-
110-23. The San Joaquin County project number is PA-0200055 (MS).
The study was performed according to the requirements of Section 9-1105.2(d) of the
San Joaquin County Development Title under the direction of San Joaquin County, Public Health
Services, Environmental Health Division (SJC PHS-EHD).
Major elements of the field work included the drilling and testing of nine(9_ lT
percolation tests. A ground water sample was collected from a nearby water well and tested for
Nitrates and DBCP. In addition, a review of published soil information, geologic maps,
available ground water information was reviewed to determine the suitability of soils. This ell
report presents the results of our study.
11. PROPOSED DEVELOPMENT
It is proposed to create four parcels for a minor subdivision from an existing property
whose size is 327.35 acres. Each of the new parcels will be approximately 80 acres in size and
will contain ranchette style homes. Each parcel will utilize a water well and septic system. We
understand from Jeff Mundell that proposed Parcel No. 2 contains an irrigation well which is not
