Conditions <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain In force, <br /> and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact: Chandler Martin, 468-3190) <br /> a. Twenty-nine automobile parking spaces are required, including two spaces for the <br /> physically disabled. Six truck parking spaces are required. In addition, one rack or other <br /> secure device for the purpose of storing and protecting a bicycle from theft shall be <br /> installed. (Development Title Sections 9-1015.6(b), 9-1015.7 and 9-1015.9) <br /> In. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust free surface. (Development Title Section 9-1015) <br /> C. Outdoor storage areas shall be screened as required by Section 9-10224(e)(2) of the <br /> Development Title. Outdoor storage areas shall be surfaced to limit dust. <br /> d. All lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property line shall be permitted, except onto public thoroughfares, provided, however, <br /> that such light shall not cause a hazard to motorists. All FAA lighting requirements and <br /> restrictions shall be met. <br /> e. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. A <br /> plan check fee will be required. (Deveiopment Title Section 9-884) <br /> f. Four truck loading spaces are required. (Development Title Section 9-1015.6(b]) <br /> g. Truck entrance gates shall remain open during business hours or shall be recessed <br /> sufficiently to allow trucks to exit the road right-cf-way before stopping to open the gate. <br /> h. Landscaping shall comply with the requirements of Sections 9-1020.9(a) and 9-1020.6 of <br /> the Development Title. Areas which are not part of the project shall be barricaded from <br /> traffic. <br /> 1. All structures, including Building 4, shall comply with the Federal Aviation Administration <br /> Air Space Determination. A copy of the Air Space Determination shall be submitted to <br /> the Community Development Department.
