Conditions Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled prior to the establishment of the use and the Issuance of any building permits. This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain In force, and (3) all necessary permits from other agencies have been secured and remain In force. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact: Chandler Martin, 468-3190) a. Twenty-nine automobile parking spaces are required, including two spaces for the physically disabled. Six truck parking spaces are required. In addition, one rack or other secure device for the purpose of storing and protecting a bicycle from theft shall be installed. (Development Title Sections 9-1015.6(b), 9-1015.7 and 9-1015.9) In. All parking spaces, driveways, and maneuvering areas shall be paved and permanently maintained to provide a durable, dust free surface. (Development Title Section 9-1015) C. Outdoor storage areas shall be screened as required by Section 9-10224(e)(2) of the Development Title. Outdoor storage areas shall be surfaced to limit dust. d. All lighting shall be designed to confine direct rays to the premises. No spillover beyond the property line shall be permitted, except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. All FAA lighting requirements and restrictions shall be met. e. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, existing and proposed utility services, and grading. The drainage pattern and corresponding storm drain improvements shall be shown on the Improvement Plan. A plan check fee will be required. (Deveiopment Title Section 9-884) f. Four truck loading spaces are required. (Development Title Section 9-1015.6(b]) g. Truck entrance gates shall remain open during business hours or shall be recessed sufficiently to allow trucks to exit the road right-cf-way before stopping to open the gate. h. Landscaping shall comply with the requirements of Sections 9-1020.9(a) and 9-1020.6 of the Development Title. Areas which are not part of the project shall be barricaded from traffic. 1. All structures, including Building 4, shall comply with the Federal Aviation Administration Air Space Determination. A copy of the Air Space Determination shall be submitted to the Community Development Department.
