The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be constructed of one- <br /> hour fire resistive material. <br /> (2) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> (3) Provide restrooms conforming with all disabled access requirements. (CCA, Title <br /> 24) <br /> k. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance. (CCA, Title 24) <br /> (2) Provide identification signs for the parking spaces, including the'tow away' sign, <br /> at each entrance or visible from each space. (CCA, Title 24) <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot. (CCA, Title 24) <br /> 2. DEPARTMENT OF PUBUC WORKS: (Contact: Tom lwamrya, 468-3000) <br /> a. An Offer of Dedication is required for an 84-foot-wide right-of-way from the south line of <br /> the Union Pacific Railroad for Unne Road and for one half of a 110-foot-wide right-of-way <br /> from the centerline of Corral Hollow Road. The owner shall execute an Irrevocable Offer <br /> and Agreement to Dedicate. A $225.00 fee curentty is required for processing, per <br /> Development Title Table 9-240.2, in addition to a copy of the Grant Deed and a recording <br /> fee. (Development Title Section 9-1150.2) <br /> b. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $675.00 per <br /> 1,000 gross square feet of building designated as 'Manufacturing' or $175.62 per daily <br /> trip-end generated in the Tracy area The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. (Resolutions R-90304, R-91-1025, R-93-167, R-94179) <br /> C. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Tale Section 9-1145.2) <br /> 3. PUBUC HEALTH SERVICES: (Contact: Raju Mathew, 468.3438) <br /> a. Construct a water well under permit and inspection of the Environmental Health Division <br /> prior to occupancy. If the number of non-resident individuals exceeds 24 for at least 60 <br /> days per year, or the number of service connections exceeds four, a yearly permit to <br /> operate a public water system under the provisions of California Code of Regulations, <br /> Title 22, will be required by the Environmental Health Division and San Joaquin County <br /> Development Title Sections 9-1120.2 and 9-1115.9. <br /> San Joaquin County UP-94-6/Pacific Coast <br /> Community Development Page 10 <br />
