Surface&Subsurface Contamination Report Page 4 <br /> 700 W.Linn e Rd.,Tracy <br /> Project No. 662.1 <br /> February 11, 2013 <br /> Present Use of Property <br /> The current and recent uses of the Property as agricultural land to raise hay, row, or grain <br /> crops appear unlikely to have impacted the Property with a Recognized Environmental <br /> Condition (see Section 1.0 for a definition)except as follows: <br /> • Agricultural pesticides and other chemicals have been periodically applied to the <br /> crops on the Property. This use appears to have been conducted in accordance with <br /> applicable laws and regulations, at least in the past 5 years. It is possible that trace <br /> concentrations of pesticide remain resident in the shallow soil, but this does not <br /> appear likely to represent an adverse environmental condition. <br /> • The current and recent use of a large aboveground diesel tank does not appear to have <br /> materially affected the Property. Minor spillage appears to have impacted less than <br /> 10 cubic feet of soil. This represents a primarily cosmetic concern. To help assure <br /> the tank will not pose a future environmental hazard in case of a leak or rupture, we <br /> suggest that some form of secondary containment be constructed. <br /> • Given the apparent age of the permanent buildings, it is theoretically possible that <br /> asbestos could be contained in some construction materials. No materials likely to <br /> include asbestos were observed in the agricultural buildings. The residential <br /> buildings were not entered. <br /> • The Quonset shed formerly used for pesticide storage may have been the site of small <br /> spills of pesticides. No field evidence was found to suggest these materials impacted <br /> the soil surrounding the building, however. <br /> • The only hazardous material identified in "Reportable Quantities" and for which a <br /> Hazardous Materials Management Plan (HMMP) has been filed with the County <br /> Office of Emergency Services (OES) is for fuel contained in the aboveground diesel <br /> tank described above. At this time, it does not appear that reportable quantities of <br /> any other hazardous materials are on the Property. <br /> Past Use of Property <br /> Past uses of the Property as agricultural land to raise hay, row or grain crops appear unlikely <br /> to have impacted it with a recognized environmental condition, except as follows: <br /> • Low concentrations of residual pesticide could still be resident in the soil.
