INTRODUCTION <br /> This Soil Suitability Study.presents the results of our investigation concerning the soil strata and <br /> groundwater under the above-referenced subject property. Our study was completed to <br /> 1.) Determine if the homesite Parcel that is being split-off remains acceptable for a septic system <br /> which will function properly for its anticipated lifespan, 2.) Test water from the on-site domestic <br /> well for nitrate and the agrichemical DBCP/EDB, and 3.) Provide recommendations based upon <br /> the environmental criteria encountered in this study. Our report is in compliance with the <br /> requirements for a Soil Suitability Study under Development Title Section 9-1105.2 Item (d) of <br /> the San Joaquin County Ordinance Codes. <br /> SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The purpose of this project is to create a parcel around an existing residence. The subject <br /> property is currently zoned Agriculture-40 (AG 40) and will consist of two Parcels: Parcel "A" <br /> will be the residential parcel that contains an existing home with a well and septic system, and <br /> will be 3.00 acres. The remaining Parcel is referenced as the REMAINDER PARCEL <br /> ("Designated Remainder") and will be 48.71 acres. It is currently planted in beans which is <br /> rotated with tomatoes. Attached, is the Tentative Parcel Map illustrating the designations and <br /> orientation of the subject Parcels. <br /> As noted on the Tentative Parcel Map, there is the existing house and no buildings on the <br /> Designated Remainder. The topography of the site is flat with a contour line of 100 feet <br /> traversing the property. Therefore, no design criteria for slopes would have to be incorporated <br /> into a possible repair, or for a new septic system. On-site stormwater drainage flows directly <br /> south of the house to a small basin and the remainder of the property flows north, south, east and <br /> west. Drainage does not appear to affect the existing septic system and the property is not <br /> subject to the 100-year flood. <br /> The property is located southeast of the city of Tracy, directly north of Linne Road. The study <br /> area consists predominately of agricultuial production land - primarily row crops, orchards and <br /> pasture land. Surrounding structures consist of low density single family housing, residential = <br /> = ranchettes, barns and commercial/industrial facilities.:There is a single family home under <br /> construction directly east of the Costa's residence. This house is on the adjoining property. _ <br /> Sewer hookups for the houses on Linne Road to the City of Tracy will be decades away, if ever.. <br /> A review of Application Permits on file with the San Joaquin County Environmental Health <br /> Department shows there have been five Applications for Repairs/Additions to septic systems within <br /> the one mile radius study area,with particular emphasis to houses on Linne Road. These applications <br /> were for additional leachline drainage and sumps. Since the water table has come within 35 feet of <br /> the land surface in this area, seepage pits are not allowed. Five septic system repairs and additions <br /> within the study area can be considered a medium number and indicates the systems in this area have <br /> a definite lifespan.
