r - <br /> INTRODUCTION <br /> Mr. Manuel Costa is creating a second parcel from property he owns at 6425 Linne Road in <br /> Tracy, CA. According to the San Joaquin County Development Title, a Surface and Subsurface <br /> Contamination Report (SSCR) must be conducted prior to the time of Tentative Map submittal. <br /> The purpose of this report was to investigate the subject property for real or potential <br /> environmental contamination and report the findings to the Client and the San Joaquin County <br /> Environmental Health Department. This report complies with the San Joaquin County <br /> Ordinance, specifically 9-905.12(a) for a "Surface and Subsurface Contamination Report." <br /> In addition, the report addresses and evaluates non-point sources of hazardous materials, as well <br /> as potential point sources. Non-point sources of hazardous materials include agricultural <br /> chemical residues, high concentration of nitrate laden groundwater and other contaminants which <br /> may have originated from a wide area. Point sources investigated include fuel storage tanks, <br /> septic systems and/or chemical storage areas. <br /> No chemical analysis was conducted for this investigation, nor was there an inspection of the <br /> existing residential structure for asbestos containing materials (ACMs). An analysis of the <br /> domestic well serving the house on proposed Parcel "A" will be tested for nitrates and the <br /> agrichemical dibromochlorpropane (DBCP) for the Soil Suitability Study. The Soil Suitability <br /> Study is also required for this project by the San Joaquin County Environmental Health <br /> Department. <br /> SITE DESCRIPTION <br /> As illustrated on the attached Tentative Map, the Designated Remainder(REMAINDER <br /> PARCEL) consists of a rectangular shaped, flat 48.71 acre parcel that is planted currently in <br /> beans which is rotated with tomatoes. Parcel "A" is slightly elevated from the Remainder and is <br /> 3.00 acres. It contains the Costa's single family residence which was built in 1990. An on-site <br /> r-� <br /> domestic well and septic system serves this house. There has never been any problems with the <br /> septic system. Storm drainage is existing natural drainage, primarily toward the Remainder <br /> Parcel. The property is not subject to the 100-year flood. <br /> The site is bordered to the north, south, east and west by agricultural production land and rural, <br /> very low density single family housing (ranchettes). Adjacent to the east is a new single family <br /> residence that is currently under construction. The subject property is currently zoned <br /> Agriculture-40 and will remain so. There are no easements traversing proposed Parcel "A." <br /> The property has been farmed in row crops for several decades. The surrounding area and region <br /> has been dry land and irrigated farmed,particularly in orchards, row crops and pasture also for <br /> the last several decades. Irrigation is provided from irrigation wells and the Banta Carbona <br /> Irrigation District. <br /> Page -1- <br /> Valfey Ag Research <br />
