MS-92-175 <br /> OF SUE LINDLY (C/O SCHACR & COMPANY, INC. ) <br /> ----------------------------------------------------------------- <br /> The applicant is requesting a Minor Subdivision to subdivide a <br /> 10. 7 acre parcel into four parcels. Parcels 1, 2 and 3 are to be <br /> 2 . 12 acres each. Parcel 4 is to be 2 . 8 acres. Proposed access <br /> for lots 2 , 3 and 4 is by Linne Road via a 50 foot easement. Lot <br /> 1 has access by frontage on Linne Road. Proposed water supply, <br /> sewage disposal and storm drainage are by individual private <br /> wells , septic systems and natural drainage. <br /> The site is located on the north side of Linne Road, 1, 300 feet <br /> west of Chrisman Road, south of Tracy. The Western Pacific <br /> Railroad and the B.C. I.D. canal intersect at the north end of the <br /> site. <br /> General Plan and Zoning Considerations <br /> This area is part of the Tracy Urban Community. The zoning is RR <br /> and the General Plan designation is Rural Residential. Pursuant <br /> to the General Plan, the following shall be minimum requirements <br /> for the approval of tentative maps in Urban Communities: <br /> Water Supply Public Water System <br /> Stormwater Drainage Public drainage system, with <br /> terminal drainage unless a Master <br /> Drainage Plan permits retention <br /> ponds. <br /> Water supply and storm drainage would be provided by CSA 44 . <br /> So a "will serve" letter is not required (Development Title <br /> Section 9-1100 . 3 {d} ) . However, Section 9-1100 . 3{g} requires <br /> that a Special Purpose Plan be prepared for development projects <br /> that require public water and storm drainage. Because the CSA is <br /> existing with master plans in place, revised master plans for <br /> water supply and Stormwater Drainage will be required rather than <br /> a special purpose plan. <br />
