Development Committee <br /> Memorandum <br /> MS-92-175 <br /> Page 2 <br /> Circulation: <br /> Development Title Section 9-1150. 13 requires roads ending in cul- <br /> de-sacs to be limited to 660 feet in length unless existing <br /> physical conditions make such limitations of length impractical. <br /> As there are no such physical limitations for this project, the <br /> proposed 1 , 526 foot cul-de-sac is not appropriate. A master <br /> circulation plan is required. The plan shall show secondary <br /> access for all roads exceeding 660 feet in length that end in a <br /> cul-de-sac. A revised tentative map is required to reflect the <br /> master circulation plan. <br /> Without the above recommended changes, this item will be referred <br /> to the Planning Commission with a recommendation of denial . If <br /> approved as proposed, the following conditions are recommended: <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to recording the Parcel Map. <br /> The tentative map will expire three years from the date of <br /> approval. <br /> Those conditions followed by a section number or other statutory <br /> requirement are based on ordinance requirements. Ordinance <br /> requirements cannot be modified. <br /> a . This subdivision shall comply with the requirements of <br /> Section 9-1025 . 9 of the Development Title (noise <br /> performance standards) . <br /> b. Each parcel shall be a minimum of two (2) acres . <br /> (Development Title Section 9-1120 . 3) <br /> C. Each lot shall have a minimum of 150 feet of frontage <br /> on a County Road. (Development Title Section 9-310 . 4) <br /> d. A public water system is required. (General Plan Water <br /> Supply Policy 2) <br /> e. A public drainage system is required, with terminal <br /> drainage unless a Master Drainage Plan permits <br /> retention ponds . (General Plan Stormwater Drainage <br /> Policy 1) <br /> f .
