PA-0500079 OF HARDEV KHINDA <br /> (APN: 248-080-25) (ADDRESS: 8393 W. LINNE ROAD, TRACY) <br /> The applicant has submitted the above referenced Use Permit application for a cabinet showroom <br /> and assembly shop to include the use of an existing 3,304 square foot shop and a 490 square <br /> foot storage building (Use Type: General Industrial, Limited). The 1.03-acre site has a General <br /> Plan designation of I/L(Limited Industrial) and is zoned I-W(Warehouse Zone). <br /> The project site is located on the north side of Linne Road, 2,000 feet east of MacArthur Drive, <br /> east of Tracy. <br /> This item is tentatively scheduled for the Planning Commission meeting of June 2, 2005. The <br /> Community Development Department has the following comments: <br /> Background <br /> In 1983, a Business License (BL-83-122) was approved for a farm home occupation business to <br /> operate an agricultural-related machine shop. In April of 1987, a Home Occupation Permit (HO- <br /> 87-34) was approved for a machine and welding shop. At that time, the parcel was zoned GA-10 <br /> (General Agriculture). In November 1987, the General Plan designation of this parcel was <br /> changed to R/R (Rural Residential) and the zoning was changed to RR-65- <br /> With the adoption of the 2010 General Plan in 1992, the General Plan designation remained at <br /> R/R, and the zone classification was changed to R-R (Rural Residential). The owner of the <br /> property was cited by Code Enforcement in 1997 for adding on to the welding shop without the <br /> required permits. The Home Occupation Business License for the machine and welding shop <br /> expired in April 1999. <br /> During discussions between the Community Development Department and the Board of <br /> Supervisors, the Board requested that the Community Development Department initiate a <br /> General Plan Map Amendment and Zone Reclassification for this parcel. In July 1998, the owner <br /> submitted a pre-application for a General Plan Map Amendment to change the General Plan <br /> designation of the parcel from RIR to I/G (General Industrial); however, it was determined that <br />
