Access to a county, city or state maintained road by a private <br /> right-of-way approved under the provisions of Section 9- <br /> 1150. 14 shall be provided. (Development Title Section 9- <br /> 1150. 2 (b) ) <br /> The entire length of the private right-of-way from a <br /> maintained county, city or state road to the driveway serving <br /> the development shall be constructed and maintained to the <br /> standards required by Section 10. 207 of the Uniform Fire Code <br /> and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150. 14) <br /> b. 67 parking spaces are required, including two spaces for the <br /> physically handicapped. In addition, six parking spaces for <br /> trucks are required. (Development Title Section 9- <br /> 1015. 3 [Agricultural Warehousing] ) <br /> C. Submit an Improvement Plan prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on-site <br /> parking, existing and proposed utility services, and grading. <br /> Storm drainage run-off shall be retained on-site. The <br /> drainage pattern and corresponding storm drain improvements <br /> shall be shown on the Improvement Plan. Pond capacity <br /> calculations shall be submitted for approval. A plan check <br /> fee will be required. (Development Title Section 9-884) <br /> d. All parking spaces, driveways, and maneuvering areas shall be <br /> paved and permanently maintained with base material and <br /> asphalt concrete to provide a durable dust free surface. <br /> Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties. All off-street parking areas shall be provided with exterior <br /> lighting which meets the following minimum standards <br /> (Development Title Section 9-1015) : <br /> (1) The equivalent of one (1) foot candle of <br /> illumination shall be provided throughout the <br /> parking area; <br /> (2) All lighting shall be on a time clock or photo- <br /> sensor system; <br /> (3) Parking lot luminaries shall be high-pressure <br /> sodium vapor with 90-degree cut-off and flat <br /> lenses; and <br />
