(Development Title Section 9- <br /> 1015.5[e]) <br /> (2) The first one hundred (100) feet of driveway from Live Oak Road and State Route 88 shall be <br /> surfaced and permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> (3) A minimum of 10 parking spaces shall be provided, include 1 accessible space which shall be <br /> van accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles <br /> and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as <br /> fire.department access be less than twenty (20) feet side). (Development Title Section 9- <br /> 1015.5(h)[1]) <br /> (2) An access agreement shall be recorded between Parcel 1 and Parcel 3 of Lot Line <br /> Adjustment application No. PA-0500482 for access from Live Oak Road. <br /> i. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot.and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[gl) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet <br /> from any future right-of-way line, including any comer cut-off(snipe). (Development Title Section <br /> 9-1710.2[g]) <br /> k. FIRE CODE REQUIREMENTS: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Community Development Department for a building permit. <br /> (1) A complete review at building permit submittal will require compliance with applicable codes <br /> and ordinances. <br /> (2) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code <br /> and the appropriate standards and guides adopted in Chapter 35 of the California Building <br /> Code and the California Electrical Code. <br /> (3) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (4) Key Boxes: A Knox box shall be installed according to the local fire department's <br /> instructions. <br /> Conditions of Approval -2 - PA-0500686 <br />
