Chandler Martin -2- <br /> COMMENTS ON DEVELOPMENT <br /> PA-05-686 (UP) <br /> RECOMMENDATIONS: <br /> L An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5)' <br /> 3. Dedication to result in a twenty-five(25)foot wide right-of-way from the centerline of Live Oak Road to the <br /> property line shall be required across the frontage of APN 063-100-19 and 063-130-01. <br /> (Development Title Section 9-1150.5) <br /> 4. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. (The fee currently is$720.00 per 1000 gross square foot of building <br /> designated as Manufacturing in the Lockeford area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolutions R-00-433) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met the. <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal <br /> of verification. <br /> 7. Prior to construction,this project must submit a Construction Notice of Intent(NOI)to comply with the <br /> State's National Pollutant Discharge Elimination System(NPDES)construction permit to the State Water <br /> Resources Control Board and develop and implement a Construction Storm Water Pollution Prevention Plan <br /> (SWPPP). <br /> 8. Prior to beginning processing operations,this site must submit an Industrial Notice of Intent(NOI)to comply <br /> with the State's NPDES industrial permit to the State Water Resources Control Board and develop and <br /> implement an Industrial SWPPP. <br /> 9.
