PA-0500686 OF COCOA FARMS <br /> (CIO CORTOPASSI PARTNERS, L.P.) (APN: 063-100-19, 063-080-25, <br /> 063-130-01) (10201 LIVE OAK ROAD, STOCKTON) <br /> The applicant has submitted the above referenced Use Permit application for an olive <br /> processing plant to consist of a 14,000 square foot olive mill and a 4,000 square foot <br /> drive through canopy for truck unloading. (Use Type: Agricultural Processing — Food <br /> Manufacturing) <br /> The project site is located on the north side of Live Oak Road, 700 feet west of State <br /> Route 88, northeast of Stockton. <br /> k The General Plan designation of the site is AIG (General Agriculture) and the zoning <br /> designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has the following comments: <br /> ' Access <br /> The access driveway off of Live Oak Road shall have a width of no less than twenty-five <br /> (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no <br /> case shall driveways designated as fire department access be less than twenty (20) feet <br /> a wide. (Development Title Section 9-1015.5(h)[1]) <br /> Parking <br /> Development Title Table 9-1015.3(a) states that for the Use Type Agricultural <br /> Processing - Food Manufacturing 2.5 parking spaces shall be provided for each 1,000 <br /> square feet of building. The applicant has proposed a 14,000 square foot olive mill. <br /> This will require that 35 parking spaces be provided for the project, including two <br /> accessible spaces, one of which shall be van accessible. The site plan shows 10 <br /> proposed parking spaces. 25 additional spaces need to be provided for the project. The <br /> 1 <br />
