V <br /> COMMENTS ON DEVELOPMENTS FOR MS-94-18 <br /> 3 . The frontage improvements for Live Oak Road across PARCELS 1 <br /> & 2 shall be constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way Rural Road. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage <br /> and Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. A $260. 00 fee currently is required for <br /> processing per Development Title Table 9-240. 2 in addition to <br /> a copy of the Grant Deed, recording fee, legal descriptions of <br /> PARCELS 1 & 2 and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the <br /> Public Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for a fee <br /> of $115. 00. (Development Title Section 9-1100. 3) <br /> 4 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910. 20) <br /> 5. Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements <br /> of the Uniform Fire Code Section 10. 207, San Joaquin County <br /> Standards F-la, F-ib, & F-lc and the linden Peters Fire <br /> District prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145 . 5) <br /> 6. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. (Subd. Map Act Sec. 66411. 1) <br /> 7 . The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of building permit application. The fee currently is <br /> $1, 651. 00 per single family dwelling unit in the Lockeford <br /> area.
