Phase Two: <br /> Within 36 months from the project's date of approval, the related Conditions of Approvals shall be <br /> met for Phase Two. <br /> An additional 565,000 gallons of bulk wine storage facility, installation of the additional restroom <br /> facilities, and building repairs in buildings 1 and 4 necessary to facilitate Phase Two. <br /> Phase Three: <br /> Within 60 months from the project's date of approval, the related Conditions of Approval shall be <br /> met for Phase Three. <br /> The reminder of the approved 2.3-gallon capacity of bulk wine storage facility, three micro-winery <br /> units, three wine tasting facilities, and building repairs in buildings 1 and 2 necessary to facilitate <br /> Phase Three. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License for each use <br /> prior to the initiation of the use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Site Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. . All other areas that are used for vehicular <br /> traffic shall be surfaced and permanently maintained with a chip seal. Aggregate base may <br /> be used for storage areas. Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties. (Development Title Section 9-1015.5) <br /> (2) A minimum of 84 automobile parking spaces and 6 truck spaces shall be provided, including <br /> 4 handicapped parking spaces, one (1) of which is van accessible space (Phase One: 50%; <br /> Phase Two: 25%; Phase 3: 25%). <br /> (3) Each automobile stall shall be an unobstructed rectangle, minimum nine (9) feet wide and <br /> twenty (20)feet long. Each truck parking space shall be an unobstructed rectangle, minimum <br /> of fifteen (15)feet wide and thirty-five (35) feet long. <br /> f. LOADING: Three (4) loading spaces shall be provided. The spaces shall be a minimum of 25 <br /> feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site <br /> driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as <br /> maneuvering areas for delivery vehicles are provided.
