(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> In. LANDSCAPING: Landscaping shall be provided and comply with the fallowing: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> 60 feet, shall be installed across the Locke Road frontage of the project site (completed as <br /> part of Phase One). (Development Title Section 9-1020.8) <br /> (2) All project areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development Title Section <br /> 9-1020.8) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. (Development Title Section 9-1020.) <br /> (4) The parking area shag be landscaped as specified in Section 9-1020 of the Development Title. The parking <br /> area shall be provided with a minimum of five percent(50/6)of landscaping within the perimeter of the parking <br /> area,not including landscaping a"the street frontage. <br /> (5) Seventeen(17)tees shall be planted and evenly spaced throughout the parking lot(one tee for each five <br /> parking spaces). (DevelopmentTNe Section 9-1020.5) <br /> (6) Landscape plans,prepared by a Landscape Architect shall be submitted with the Site Plans. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6)to eight (8) feet in height. Items stored within one hundred (100) <br /> feet of a dedicated street shall not be stacked higher than two (2) feet above the adjacent <br /> screen. (Development Title Section 9-1022.4[e]) <br /> j. ACCESS AND CIRCULATION: The fallowing requirements apply and shall be shown on the <br /> Site Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of <br /> the driveway shall allow trucks to enter and exit the property without entering into the <br /> opposing lane of traffic. (Development Title Section 9-505.7) <br /> (2) Access gates shall be recessed from the property line a minimum of sixty-five(65) feet. <br /> k. SIGNS: All portions of any sign shall be set back a minimum of five (5) feet from any future right- <br /> of-way line. (Development Title Section 9-1710.2[g]) <br /> I. NOISE LEVELS: The following noise regulations apply to this project: <br /> (1) This project shall comply with the performance standards specified in Table 9-1025.9 of the <br /> Development Title. <br /> m. BUILDING DIVISION: The following requirements apply and shall be shown on the Site Plan: <br /> (1) The proposed use in Building 3 will change the occupancy from an S-1 occupancy to an M <br /> occupancy (U.B.C. Section 3405). The structure must be brought into compliance with all <br /> Conditions of Approval -3 - SA-00-36 <br />
