CONDITIONS OF APPROVAL <br /> UP-00-5 <br /> Kellogg Garden Products <br /> Use Permit Application No. UP-00-5 was approved by the San Joaquin County Planning Commission <br /> on August 17, 2000. The effective date of approval is August 27, 2000. This approval will expire on <br /> February 26, 2002, which is 18 months from the effective date of approval, unless (1) all Conditions <br /> of Approval have been complied with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies have been secured and remain in <br /> force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact Jim Van Buren,468-2374) <br /> a. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIAL BUILDING PERMIT." The Site Plan required as <br /> a part of the building permit must be prepared by a registered civil engineer or licensed architect This Plan must <br /> show drainage,driveway access details(inducing gates),on-site parking,landscaping,signs,existing and proposed <br /> utility services,and grading (refer to the"SITE PLAN CHECK LIST'for details). A fee is required for the Site Plan <br /> review (Development Title Section 9-884) <br /> b APPROVED USE: This approval is for a manufacturing, warehousing and distribution facility for soil <br /> amendment products as shown on the Plan submitted May 18,2000. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the initiation of the use. <br /> The Business License may be applied for concurrenty with the buikting permit application. (Section 7-1000 of the <br /> County Ordinance Code) <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a re=gistered civil <br /> engineer or architect shall be included. <br /> e. PARKING: Off-street parking shall be provided and compy with the following: <br /> (1) A minimum of 84 automotive parking spaces shall be provided, including four (4) accessible <br /> spaces,one of which shall be van accessible. <br /> (2) A minimum of three(3)truck parking spaces shall be provided. <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. (Development Title Section <br /> 31015.7) <br /> (4) All automobile and truck parking spaces and all major circulation drive lanes (automobile and <br /> truck)shall be surfaced and permanently maintainedwith base material of appropriate depth and <br /> asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. Bumper <br /> guards shall be provided where necessary to protect adjacent structures or properties. All other <br /> areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip <br /> seal. Aggregate base may be used for outside storage areas.
