f LOADING: Frve(5ybading spaces shall be provided. Each space shall be a minimum of 25 feet in length and 15 <br /> feet in width and shall have a minimum height clearance of 14 feet On-sita driveways and maneuvering areas may <br /> be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. <br /> (Development Title Section 9-1015.6) <br /> g. LIGHTING: Lighting shall be provided and comply with the follovwg: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title <br /> Section 0,1015.5[g]) <br /> ,2) -Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall <br /> be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-(10)foot wide landscaped strip, respecting the ul6mete rightof-way width of Locke Road,shall <br /> be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other <br /> permanent faciliities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust <br /> free.(Development Tide Section 9-1020.) <br /> (4) The parking area shall be landscaped as specifed in Section 31020.6 of the Development Title. The parking <br /> area shall be provided with a minimum of five percent(5%)of landscaping w thin the perimeter of the parking <br /> area, not including landscaping along the street frontage. Seventeen (17)trees shall be planted and evenly <br /> spaced throughout the parking lot (Development Title Section 31020.6) <br /> (5) Landscape plans,prepared by a Landscape Architect,shall be submitted with the Site Plans. <br /> i. SCREENING: Screening shall be provided and comply with the fellcwkng: <br /> (1) A solid masonry wall sbk(6)to eight(8)feet in height shall be erected along the northeast property line of APN <br /> 051-320-01 as shown on the Site Plan submitted May 18,2000. (Development Title Section 31022.4[e][1]) <br /> (2) All storage materials and related activities,including storage areas for trash,shall be enclosed by a screen sbc(6) <br /> to eight(8)feet in height Items stored within one hundred(100)feet of a dedicated street or residential zone <br /> shall not be stacked higher than two (2) feet above the adjacent screen. ACCESS AND CIRCULATION: The follovving requirements appy and shall be shown on the Site Plan: <br /> (1) The driveway width at the ultmate right-of-way shall be forty(40)feet ma)dmum.
