I. NOISE LEVELS: The project shall comply with the performance standards specified in Table 9- <br /> 1025.9 of this Development Title. <br /> m. STORAGE: There shall be no outside storage of vehicles or equipment associated with the operation or <br /> maintenance of the approved facil y. Storage shall either be within an enclosed structure or inside a fenced and <br /> screened outdoor storage area. In the rase of the latter, a sic-foot-high fence and landscape screening elements <br /> shall be included on the Site Plan.(Development Tide Section 9-1022.4[d]) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabe Karan,468-3000) <br /> a. An encroachment permit shall be required for workwithir7the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The frontage improvements for Locke Road shall be constructed in conformance with the standards <br /> for one-half of a 60-foot-wide right-of-way Local Industrial Street. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement <br /> with a deposit equivalent to the estimated construction costs prior to approval of the Improvement <br /> Plan. A $325.00 fee currently is required for processing, per Development Title Table 9-240.2, in <br /> addition to a copy of the Grant Deed and an estimate for the required frontage improvements. The <br /> estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a form <br /> to be supplied by the Department of Public Works and submitted to Public Works for approval. As <br /> an option, Public Works will prepare the drawing and estimate for an additional fee of $140.00. <br /> (Development Title Section 9-1150.2) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is $601.00 per 1,000 gross square feet <br /> of building designated as Manufacturing in the Lockeford area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 23, 1990. (Resolution R-96-592) <br /> e. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> f. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. The Final Site <br /> Plan is required upon submittal of verification. <br /> g. Deferred Frontage Improvement Agreement A-88-904 between the County of San Joaquin and <br /> Wood Fiber Products, Inc., for a future road, recorded as Instrument No. 88064852, San Joaquin <br /> County Records,shall be rescinded with the new Deferred Frontage and Roadway Improvement <br /> Agreement for Locke Road referenced in Condition No. 2.c. <br /> h.
