Wholesale Distribution-Light, the amount of traffic generated is expected to be <br /> significantly reduced. According to the Department of Public Works, retail service <br /> operations generate approximately 75 tripends per 1,000 square feet of building space <br /> per day. Warehouse operations generate approximately 4.882 tripends per 1,000 <br /> square feet of building space per day. In addition, the air pollution produced from the <br /> warehousing business will be greatly reduced because there will not be any processing <br /> of any sort of materials. <br /> Enforcement Department <br /> The Enforcement Department's most recent site visit revealed that there are two <br /> businesses operating from the warehouse. The Community Development Department is <br /> requesting clarification of this issue. <br /> Employees <br /> The applicants state that there are two (2) workers employed at the project site. <br /> However, an employee at the warehouse site indicated that other workers occasionally <br /> park their vehicles at the sight and ride together in a company truck to the various work <br /> sites. The Community Development Department needs verification of the maximum <br /> number of employees who are working or parking their vehicles at the project site in <br /> order to determine adequate parking requirements. <br /> Outdoor Storage <br /> Outdoor storage shall not be permitted. Due to the nonconformity of the proposed use in <br /> a residential zone, no storage of carpet, padding or other materials will be permitted <br /> outside of the warehouse. <br /> Hours of Operation <br /> The application indicates that the business intends to operate five (5) days a week <br /> during the hours of 7:00 a.m. and 5:00 p.m. Due to the nonconformity of the proposed <br /> use in a residential zone, the hours of operation will be limited to the hours provided in <br /> the application. <br /> The Community Development Department has reviewed the Site Approval application <br /> and responses from other agencies and will be recommending approval subject to the <br /> following Conditions of Approval: <br /> Site Approval Application No. PA-02-503 was approved by the Community <br /> Development Department on . The effective date of approval is . This approval will <br /> expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br />
