1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468- <br /> 3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is to establish a legal nonconforming carpet <br /> warehousing business as shown on the Plan dated October 17, 2002 (Use Type: <br /> Wholesale Distribution-Light). The approval includes use of the following buildings: <br /> 1). 5,820 square feet of the existing 12,000 square foot building to be used for <br /> warehousing of carpet and padding materials. <br /> 2). 6,180 square feet of existing 12,000 square foot building to be used for living <br /> space (as approved by the Building Department) and personal storage. <br /> 3). One 9,690 square foot barn for personal use. <br /> c. EXPANSION OF USE: The following restrictions shall apply to the expansion and <br /> continuation of the nonconforming use: <br /> 1). The structure devoted to the nonconforming use shall not be enlarged or <br /> extended. The structure may be remodeled providing it does not increase the <br /> square footage or the intensity of the nonconforming use. <br /> 2). The nonconforming use (Wholesale Distribution-Light) shall not be reverted to a <br /> more detrimental use (Development Title Section 9-235.3 [c]). <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> e. STORM DRAINAGE: Storm water drainage shall be retained on-site. The <br /> drainage pattern and corresponding storm drain improvements shall be shown on <br /> the Site Plan. Drainage calculations prepared by a registered civil engineer or <br /> architect shall be included. <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1). A minimum of parking spaces shall be provided, including _accessible <br /> spaces, one of which shall be van accessible. Accessible spaces shall be <br /> located as close as possible to the primary entrance (C.C.R., Title 24). (0.5 <br /> spaces are required for every 1,000 feet of building area. 0.5 spaces are <br /> required for every employee.) (Development Title Section 9-1015.3) <br />
