PA-0500162 OF ST. JOACHIM <br /> CHURCH (C/O CHUCK HAMMOND) (APN: 051-310-41) <br /> The applicant has submitted the above referenced Use Permit application to expand an <br /> existing church parking lot from 83 parking spaces to 158 spaces. The site includes the <br /> use of a 7,500 square foot building for a 350 seat church (Use Type: Religious Assembly- <br /> Community). The total acreage of the project is 4.85 acres. The project site is located on <br /> the south side of E. Lockeford Ranch Drive, approximately 200 feet west of N. Jack Tone <br /> Road, in Lockeford. <br /> The General Plan designation is R/L (Residential Low Density) and the zoning is R-L <br /> (Residential Low Density). <br /> Background <br /> On March 16, 1989 the Planning Commission approved Use Permit Application No. UP-89- <br /> 0012 for a 500-seat church (Use Type: Religious Assembly-Regional), to be constructed in <br /> 2 phases. The 167 parking spaces that were required were also phased. Building permits <br /> were obtained for Phase 1 which included a 350 seat church with 83 parking spaces. The <br /> applicant never obtained permits for Phase 2. As a result, the church is currently classified <br /> under the Use Type: Religious Assembly-Community. <br /> The applicant states that currently the church is in need of additional parking spaces and <br /> that the seating capacity of the sanctuary will not increase. <br /> Masonry Wall <br /> Development Title Section 9-1020.5(e) states that parking areas abutting residential zones <br /> shall be screened with a solid, masonry wall. As a result, a 6 to 7 foot wall will be required <br />
