May 11, 2009 <br /> SOIL SUITABILITY/NITRATE LOADING STUDY <br /> WATTS WINERY <br /> 17010 NORTH LOCUST TREE ROAD <br /> LODI, CALIFORNIA <br /> OUR PROJECT NUMBER: LGS090507 <br /> Our office was contracted by Craig Watts of Watts Winery to conduct a Soil Suitability/Nitrate <br /> Loading Study (SS/NLS) for the property at 17010 North Locust Tree Road, in Lodi, California. <br /> The formatting of this report has been designed to follow, to the greatest degree possible, the <br /> EHD's Soil Suitability Study Requirements Checklist and Nitrate Loading Study Requirements <br /> Checklist, dated July 14, 2003. <br /> 1.0 SOIL SUITABILITY STUDY <br /> 1.1 Introduction and Proposed Development <br /> The Soil Suitability Study (SSS) was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of Section <br /> 9-1105.2(d) of the San Joaquin County Development code. A major element of the field work <br /> included conducting percolation tests that meet the required absorption rates as required by <br /> San Joaquin County, Public Health Services, Environmental Health Department (EHD). <br /> In addition to conducting the percolation tests, a review of published soil information, geologic <br /> maps, and ground water information was performed to evaluate the suitability of soils for use <br /> with a septic system. <br /> ` 1.1.1 Site Description <br /> The Assessor's Parcel Number's (APN's) for the Site are 051-120-36 (6.89 acres) and 051-120- <br /> 62 (7.54 acres). The combined parcel sizes are 14.43 acres in size (Plate 1). The County <br /> application number is PA-08-182. The Site is currently being used as a vineyard and wine <br /> cellar. <br /> The elevation of the Site, according to a United States Geological Survey topographic map, is <br /> between approximately 80 feet above mean sea level. The land grades down, very gently to <br /> the south. <br /> According to the San Joaquin County Community Development Department (www.co.san- <br /> joaquin.ca.us), the subject property is zoned AG-40, general agriculture with a minimum parcel <br /> 902 Industrial Way•Lodi,CA 95240•209.367.3701 •Fax 209.369.4228 02009 Neil O.Anderson&Associates,Inc <br />
