2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned AG-40, general agriculture with a minimum parcel size of <br /> 40 acres. This zoning designation "is established to preserve agricultural lands <br /> for the continuation of commercial agricultural enterprises." <br /> 2.2 Proposed Development <br /> A minor subdivision is proposed to divide the Site into a homesite parcel and a <br /> designated remainder. Ms. Van Groningen indicated that no changes to the use <br /> of the Site are planned. <br /> 23 _ Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as <br /> open, relatively flat land located at approximately 52 to 53 feet above mean sea <br /> level. The surrounding properties are also depicted as open land. Lone Tree <br /> Creek is shown approximately one-quarter mile north of the Site. This map is <br /> included as Plate 4 in Appendix 1. <br /> 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Four additional photographs, dated <br /> October 1998, May 2004, June 2006, and June 2014, were obtained from the <br /> San Joaquin County District Viewer. These photos are included as Appendix 3 <br /> of this report. <br /> In the 1937 photo, the Site and surrounding properties appear to be natural, <br /> undeveloped land. <br /> In the 1952 photo, an irrigation canal can be seen on the east side of the Site, <br /> and the land to the east appears to be used for irrigated agriculture. Several <br /> rural residences can be seen along Lone Tree Road and Jack Tone Road. <br /> In the 1963 photo, the adjacent properties to the west and south are being <br /> utilized for irrigated agriculture. <br /> In the 1975 photo, it appears that the Site is being utilized for agriculture. <br /> LOGE 1510 2 <br />
