Remainder shall be designated as "Designated Remainder" on Parcel Map. (Subdivision Map Act Section <br /> 66445) <br /> 3. For future development of"Designated Remainder", improvements shall be provided in accordance with the <br /> adopted County development policies for "Division 11: Infrastructure Standards and Requirements" of the <br /> San Joaquin County Development Title, and shall be noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66424.6) <br /> 4. An `Irrevocable Offer and Agreement to Dedicate Road' to result in a 25-foot wide right-of-way from the <br /> centerline of Lone Tree Road to the property line shall be required across the frontage of Parcel 1. The <br /> Irrevocable Offer of Dedication shall be made on the Parcel Map. (Development Title Section 9-1150.5) <br /> 5. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 6. The Parcel Map shall delineate the limits of the flood zones `AO' & 'A'. (Development Title Section 9- <br /> 1605.14) <br /> 7. A note shall be placed on the Parcel Map stating: "No structures shall be constructed within an area <br /> beginning at a point fifty(50) feet landward from the bank hinge point of Lone Tree Creek to a point fifty <br /> (50) feet landward from the bank hinge point on the opposite bank of Lone Tree Creek." <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one (1) acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acres,are required to obtain coverage under the General Permit for Discharges of <br /> Storm Water Associated with Construction Activity(Construction General Permit, 99-08DWQ) <br /> (www.swrcb.ca.gov/stonnwtr/gen_const.html#const_permit).
