I <br /> L <br /> l February 24,2006 <br /> ` NOA Project Number: E05139B <br /> j 1.1 Site Description <br /> L, The subject property is located at the southeast corner of Lone Tree Road and Escalon-Bellota / <br /> L Road, approximately one and a half miles north of Escalon, California. The property consists of an <br /> irregularly-shaped, 15.38-acre parcel (APN 229-080-75). The address associated with the subject <br /> property is 25744 East Lone Tree Road. A rice dryer is located along the northern edge of the <br /> property;the remainder of the site is a rice field. <br /> v <br /> According to the San Joaquin County Community Development Department web site,the subject <br /> L property is zoned AL-10,limited agriculture with a minimum parcel size of 10 acres. This zoning <br /> designation"is intended to recognize and preserve areas that contain existing concentrations of <br /> small-scale agricultural operations and dwellings." <br /> LThe elevation of the Site, according to a United States Geological Survey topographic map is <br /> approximately 115 feet above mean sea level in an area which slopes down to the west at a rate of <br /> approximately eight feet per mile. <br /> im <br /> 1.2 Proposed Development <br /> In her responses to the environmental questionnaire in the Surface and Subsurface Contamination <br /> Report dated October 7, 2005, Iris Moffit indicated that she intends to split the subject property into / <br /> L a five-acre parcel containing the rice dryer and a ten-acre parcel which will continue to be fanned as I <br /> before. Mrs. Moffit was interviewed in person on October 24, 2005,at which time she indicated <br /> that she will be selling both new parcels.
