NOA specifically disclaims responsibility for <br /> any unauthorized use of this report. <br /> L 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> L1 Description of Site <br /> The subject property is located at the southeast corner of Lone Tree Road and Escalon-Bellota Road, <br /> approximately one and a half miles north of Escalon,California. The property consists of an irregularly- <br /> L shaped,15.38-acre parcel(APN 229-080-75). The address associated with the subject property is 25744 <br /> East Lone Tree Road. A rice dryer is located along the northern edge of the property; the remainder <br /> of the site is a rice field. <br /> LAccording to the San Joaquin County Community Development Department web site,' the subject <br /> property is zoned AL-10, limited agriculture with a minimum parcel size of 10 acres. This zoning <br /> designation"is intended to recognize and preserve areas that contain existing concentrations of small- <br /> scale agricultural operations and dwellings." <br /> Location maps of the subject property are attac L o as-A A Photographs of the <br /> subject property are attached to this report Appen <br /> .r- <br /> 1.2 Proposed Development <br /> In her responses to the environmental questionnaire dated October 7,2005,Ms. Moffit indicated that <br /> L she intends to split the subject property into a five-acre parcel containing the rice dryer and a ten-acre <br /> parcel which will continue to be fanned as before. Ms.Moffit was interviewed in person on October <br /> 24,2005,at which time she indicated that she will be selling both new parcels.
