CONDITIONS OF APPROVAL <br /> MS-91-1 <br /> RAYMOND AND DOROTHY GREER <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. Department of Public Works: <br /> Conditions of Approval: <br /> a. The frontage improvements for Lone Tree Road shall be <br /> constructed in conformance with the standards for one- <br /> half of an 84-foot right-of-way farm or estate <br /> subdivision street. The frontage improvements for Buerer <br /> Lane shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way farm or <br /> estate subdivision street. The construction of the <br /> frontage improvements will be deferred, upon execution <br /> by the owner of a Deferred Frontage Improvement <br /> Agreement, prior to approval of the Parcel Map. (A <br /> $250 . 00 fee is required for processing per Ordinance No. <br /> 3337 in addition to a copy of the Grant Deed and an <br /> estimate. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form <br /> to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval . <br /> As an option the Department of Public Works will prepare <br /> the drawing with estimate for an additional fee of <br /> $100 . 00 . ) <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. Parcel Map for MS-90-99 shall be recorded prior to <br /> approval of this subdivision. <br /> d. A Parcel Map is required. <br /> e. Parcels should be numbered. <br /> f . The Traffic Impact Mitigation Fee will be required for <br />
