PARCEL ONE TO CONTAIN 10.00 ACRES. PARCEL TWO TO CONTAIN 10.00 ACRES. PARCEL THREE TO CONTAIN 10.32 ACRES. PARCEL FOUR TO CONTAIN 30.00 ACRES, LOCATED ON THE SOUTHEAST CORNER OF LONE TREE ROAD AND CAMPBELL ROAD. (SUPERVISORIAL DISTRICT 4) PROPERTY OWNER: Roger M. &Christine A.Lang APPLICANT: Jesse Stanley&Associates ADDRESS: 27272 E. Lone Tree Road APN: 229-090-01 INFORMATION: The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. Lone Tree Road has an existing right-of-way width of 40-feet and a planned right-of-way width of 50-feet. The Traffic Impact Mitigation Fee shall be required when parcels are developed. The fee is due and payable at the time of building permit application. The Regional Traffic Impact Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. RECOMMENDATIONS: 1. A Parcel Map is required. (Development Title Section 9-915.2) 2. Dedication to result in a 25-foot wide right-of-way from the centerline of Lone Tree Road to the property line shall be required across the frontage of Parcels 1, 2, & 3. Dedication shall be made on the Parcel Map. (Development Title Section 9-1150.5) 3. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated right-of- way, prior to approval of the Parcel Map. 4. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) 5. A thirty(30)foot wide access easement for the benefit of Parcel 4 shall be provided along the eastern edge of Parcel 3.
