PA-1100021 OF DOUGLAS <br /> KUHLMAN (APN: 207-300-10) (ADDRESS:.28141 EAST LONE TREE <br /> ROAD, ESCALON) <br /> The applicant has submitted the above referenced Site Approval application to convert <br /> 324 square feet of an existing 486 square foot building into an office for a farm services <br /> business with four employees (Use Type: Farm Services). The application is also for the <br /> conversion of an existing 2,400 square foot agricultural building into a maintenance building <br /> for a farm equipment repair business with two employees (Use Type: Equipment Sales and <br /> Repair- Farm Machinery, Repair). <br /> The project site is located on the north side of East Lone Tree Road, 1,500 feet west of <br /> Steinegul Road, northeast of Escalon. <br /> The project has a General Plan designation of OS/RC (Resource Conservation)and AIL <br /> (Limited Agriculture)and a zoning of AL-10(Limited Agriculture-10 acre minimum). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Back round , <br /> There is an existing residence and three accessory buildings on the subject parcel. The <br /> applicant indicated there is also an existing hay crop production business on the subject <br /> ' parcel that includes the parking of two trucks on the property. The applicant has <br /> k indicated this business is not a part of the proposed application request. <br /> Access <br /> Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width ` <br /> of no less than twenty-five (25)feet for two-way aisles and sixteen (16)feet for one-way <br /> aisles except that in no case shall driveways designated as fire department access be less <br /> than twenty(20)feet wide."The circulation patterns for ingress and egress traffic and <br /> aisle widths must clearly be shown on the Improvement Plan. <br /> DC MEMO - l - PA-1.100021 <br /> 4 <br />
