CONDITIONS OF APPROVAL <br /> GARY & MARILYN DILDAY <br /> SA-91-36 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the issuance of any Building Permits. <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been secured and remain in <br /> force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> 1. DEVELOPMENT SERVICES <br /> Conditions of Approval: <br /> a. Dismantling, repairs, and the sale of vehicle parts are not <br /> permitted. <br /> b. The towing service and the vehicle storage yard shall be <br /> enclosed by a solid wall or uniformly painted board fence six <br /> (6) feet high. Outside storage is not permitted in front <br /> yards, street side yards, or in front of main buildings. <br /> Items stored within 100 feet of a dedicated street or <br /> residential use shall not be stacked higher than six feet. <br /> C. The two lots of the project site (APN 170-100-04 and APN 170- <br /> 100-05) shall be merged and the address shall be 2900 Loomis <br /> Road. <br /> d. A minimum five-foot-wide planting strip is required along <br /> adjacent streets. The strip shall be continuous except where <br /> crossed by driveways. <br /> e. A minimum of three parking spaces is required. <br /> f. All parking spaces, driveways, and maneuvering areas must be <br /> paved and permanently maintained with asphalt or cement. <br /> Bumper guards must be provided where necessary to protect <br /> adjacent structures or properties. (Section 9-3704 [A] ) <br /> g. Parking lot lighting shall meet the following minimum <br /> standards: <br /> 1) The equivalent of one foot candle of illumination shall <br /> be provided throughout the parking area. <br /> 2) All lighting shall be on a time clock or photo-sensor <br /> system. <br />
