Service shall be provided in accordance with adopted County <br /> Development Policies for Urban Centers with Incorporated <br /> Areas of Stockton which include public water , public <br /> sanitary , and terminal drainage . A private well will be <br /> acceptable for this development at this time , but owner <br /> shall connect to a public water system when it becomes <br /> available . <br /> BUILDING DIVISION <br /> 1 . The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to <br /> the Building Inspection Division : <br /> a. Exterior walls for the office/storage building less <br /> than 20 feet from a property line shall be of one-hour , <br /> fire resistive construction. <br /> b. The proposed building shall be provided with an <br /> automatic fire sprinkler system or divided into areas <br /> less than 6 ,000 square feet by area separation walls . <br /> C. Provide restrooms conforming with all disabled access <br /> requirements (C .A.C . , Title 24) . <br /> 2 . A grading plan shall be submitted and approved an a grading <br /> permit issued by the Building Inspection Division prior to <br /> performing any excavation or filling of earth material : <br /> a. A grading plan shall contain the information listed in <br /> the U .S .C. , Appendix , Chapter 70 , Section 7006(d ) . <br /> b. The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels . <br /> Retaining wall details shall be submitted where <br /> applicable. <br /> C. Grading in excess of 5 ,000 cubic yards shall comply <br /> with Section 7014 for "Engineered Grading <br /> Requirements . " <br /> d . All recommendations of the soils engineer shall be <br /> incorporated in the grading plans . <br /> e. All compaction reports must be submitted prior to <br /> issuance of a building permit . <br />
