PA-0500840 OF LAKHBIR DEOL <br /> (APN: 179-100-04 & 179-100-05) (ADDRESS: 2900 E. LOOMIS ROAD, <br /> STOCKTON) <br /> The applicant has submitted the above referenced Site Approval application to expand <br /> an existing towing and trucking company to construct two new buildings in two phases. <br /> Phase 1 would include a 1,800 square foot office building to be completed in 18 months. <br /> Phase 2 would include a 3,600 square foot warehouse for grocery storage to be <br /> completed in 36 months. The property is zoned I-L (Limited Industrial) and has a <br /> General Plan designation of I/L (Limited Industrial). <br /> The project site is located on the south side of Loomis Road, approximately 1,100 feet <br /> west of State Route 99, south of Stockton. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> application and offers the following comments: <br /> Property Merger <br /> The proposed project would be located on two existing parcels. As a condition of <br /> approval for the project the applicant would be required to merge the parcels. <br /> Parking Requirements <br /> Development Title Section 9-1015.3 states that the parking requirements for the Auto <br /> Services— Inoperable Vehicle Storage use type is 1 parking space per 1,000 square feet <br /> of building space, 0.3 parking space per employee and 1 parking space per inoperable <br /> vehicle. The site plan shows a 1,800 square foot office building. The site plan does not <br /> show parking spaces for the inoperable vehicles. Prior to approval of the application, the <br /> applicant will need to revise the site plan to indicate how many vehicles will be stored at <br /> the facility and show individual parking spaces for each vehicle and the type of surfacing <br /> material proposed. <br /> I <br />
