Phase 2 of the project is construction of a 3,600 square foot warehouse for grocery <br /> storage. Development Title Section 9-1015.3 states that the parking requirements for <br /> the Wholesaling and Distribution — Light use type are 0.5 parking space per 1,000 <br /> square feet of building and 0.5 parking space per employee. <br /> Based on the size of the buildings and number of employees at the facility the applicant <br /> would be required to provide 8 parking spaces for employees/customers (2 parking <br /> spaces for the inoperable storage, 2 parking spaces for the grocery warehouse, and 4 <br /> parking spaces for employees. The site plan only shows 6 parking spaces. In addition <br /> to the parking spaces for inoperable vehicles, the site plan will need to be revised to <br /> show an additional two parking spaces. All parking areas, including those for inoperable <br /> vehicles must be paved. <br /> Storm Drainage <br /> Pursuant to Development Title Section 9-1135, all stormwater drainage shall be retained <br /> on-site. The site plan does not show a retention pond for the project. The applicant will <br /> need to indicate on the revised site plan the location of the retention pond, the drainage <br /> pattern and corresponding storm drain improvements. <br /> The Community Development Department has reviewed the Site Approval application <br /> and responses from other agencies and provided all outstanding issues have been <br /> addressed, will be recommending approval of the project subject to the following <br /> conditions: <br /> Site Approval Application No. PA-0500840 was approved by the Community <br /> Development Department on _. The approval will expire on , which is 18 <br /> months from the effective date of approval, unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been issued and <br /> remain in force, and (3) all necessary permits from other agencies have been <br /> issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance <br /> requirements shall be fulfilled prior to the establishment of the use and the <br /> issuance of any building permits. Those Conditions followed by a Section <br /> Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kathy Allen, 953- <br /> 7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be <br /> prepared by a registered civil engineer or licensed architect. This Plan must <br /> show drainage, driveway access details including gates, on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to <br /> the "SITE PLAN CHECK LIST' for details).
