PHASE ONE TO INCLUDE A 1,800 SQUARE <br /> FOOT OFFICE BUILDING TO BE COMPLETED IN 18-MONTHS. PHASE TWO TO <br /> INCLUDE A 3,600 SQUARE FOOT WAREHOUSE FOR A GROCERY STORAGE TO BE <br /> COMPLETED IN 36 MONTHS <br /> 2900 E. LOOMIS ROAD (APN 179-100-041 PA-0500840 (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and <br /> offers the following comments: <br /> 1. The owner/developer should install full frontage improvements on Loomis Road, <br /> within the limits of the site, including, but not limited to, curb, gutter, sidewalk, <br /> driveway installation, pavement widening and street lighting prior to occupancy of <br /> any buildings/structures on this site. Should installation of these improvements prove <br /> not practical due to existing physical constraints, the owner/developer should enter <br /> into a recorded Deferred Improvement Agreement whereby the owner/developer <br /> agrees to install the required improvements at such time as it is practical. Further, all <br /> off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> 2. The site lies within the boundary of the South Stockton Community Facilities District <br /> 90-1 (Sewer District) and is not currently annexed. The property owner should be <br /> aware that as a condition of receiving future City of Stockton sewer service, the <br /> property owner must annex to the District (sign the CFD 90-1 MOU) and pay the <br /> District annexation fee (currently $10,680.70/acre based on the acreage as <br /> determined by the legal parcel size) prior to recordation of the parcel/subdivision <br /> map, or building permit issuance.
