PA-1200195 OF HARJIT SINGH <br /> (APN: 179-100-06) (2940 EAST LOOMIS ROAD, STOCKTON, CA <br /> 95205) <br /> The applicant has submitted the above referenced Site Approval Application to establish <br /> a truck parking facility for five trucks and ten trailers and the conversion of an existing <br /> 1,200 square foot building into a maintenance shop. The project site is located on the <br /> south side of Loomis Road, 1,150 feet west of State Route 99 West Frontage Road. <br /> (Use Type: Truck Sales and Service Parking). <br /> The parcel has a General Plan Designation of I/L (Limited Industrial) and Zoning of I-L <br /> (Limited Industrial). The northern, eastern and western property lines are adjacent to <br /> trucking yards. The southern property line abuts Duck Creek. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> Application and offers the following comments: <br /> Parking and Surfacing <br /> The site plan does not indicate the surfacing or paving material for the driveway and <br /> maneuvering areas. The parking areas, ingress, and egress areas that connect to a <br /> paved road must be surfaced and permanently maintained with asphalt concrete or <br /> portland cement concrete to provide a durable dust free surface. Bumper guards and/or <br /> wheel stops shall be provided when necessary to protect adjacent structures or <br /> properties. (Development Title Section 9-1015.4) <br /> The surfacing material for the driveway, maneuvering areas and trailer storage areas of <br /> the site will need to be shown on a revised site plan. <br /> Landscaping <br /> In accordance with Development Title Section 9-1020.7, a minimum ten (10) foot wide <br /> landscaped strip respecting the ultimate right-of-way of Loomis Road, shall be installed <br /> across the frontage of the project site. <br /> 1 <br />
