Development Title Section 9-1020.10, allows the requirements of the Landscaping Chapter to be modified by the Director in cases where it is demonstrated that an alternative to said requirement would meet the intent of this Chapter and result in an equal or greater amount of landscaping. The landscaping strip for the proposed project must be shown on a revised site plan or the applicant will need to submit a letter requesting a modification to this requirement. Screening In accordance with Development Title Section 9-1022(e) (2) (A), all storage materials and related activities, including storage areas for trash shall be screened so as not to be visible from adjacent properties and public rights-of-way. Said screening shall be six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen. Stormwater Retention Pond The site plan does not show a stormwater retention pond or method for retaining stormwater on-site. Pursuant to Development Title Section 9-1135 any additional stormwater drainage created by new improvements shall be retained on-site. The drainage pattern and corresponding storm drainage improvement must be shown on a revised site plan. Drainage calculations prepared by a Registered Civil Engineer or Architect shall also be included at the time of submittal of the revised site plan. Fencing A fence up to seven (7) feet in height may be permitted in the required front yard, provided such fencing is constructed of woven wire, wrought iron or similar open material and does not obstruct vehicular site distance. (Development Title Section 9- 1022(e)(1) ) If fencing is existing for the project site or is being proposed, it must be shown on the revised site plan. Lighting Parking lot and security lighting shall be installed if the facility will be used at night. (Development Title Section 9-1015.5[g]) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) On-Site Truck Repairs The project proposes a structure for the purpose of maintenance and repairs of trucks. Repair and routine maintenance of trucks may be permitted as an accessory use only to the proposed operation. On-site repairs of trucks, other than the five trucks included within the project description is not permitted. 2
