Development Title Section 9-1020.10, allows the requirements of the Landscaping <br /> Chapter to be modified by the Director in cases where it is demonstrated that an <br /> alternative to said requirement would meet the intent of this Chapter and result in an equal <br /> or greater amount of landscaping. <br /> The landscaping strip for the proposed project must be shown on a revised site plan or the <br /> applicant will need to submit a letter requesting a modification to this requirement. <br /> Screening <br /> In accordance with Development Title Section 9-1022(e) (2) (A), all storage materials <br /> and related activities, including storage areas for trash shall be screened so as not to be <br /> visible from adjacent properties and public rights-of-way. <br /> Said screening shall be six (6) to eight (8) feet in height. Items stored within one hundred <br /> (100) feet of a dedicated street or residential zone shall not be stacked higher than two <br /> (2) feet above the adjacent screen. <br /> Stormwater Retention Pond <br /> The site plan does not show a stormwater retention pond or method for retaining <br /> stormwater on-site. Pursuant to Development Title Section 9-1135 any additional <br /> stormwater drainage created by new improvements shall be retained on-site. The <br /> drainage pattern and corresponding storm drainage improvement must be shown on a <br /> revised site plan. Drainage calculations prepared by a Registered Civil Engineer or <br /> Architect shall also be included at the time of submittal of the revised site plan. <br /> Fencing <br /> A fence up to seven (7) feet in height may be permitted in the required front yard, <br /> provided such fencing is constructed of woven wire, wrought iron or similar open <br /> material and does not obstruct vehicular site distance. (Development Title Section 9- <br /> 1022(e)(1) ) <br /> If fencing is existing for the project site or is being proposed, it must be shown on the <br /> revised site plan. <br /> Lighting <br /> Parking lot and security lighting shall be installed if the facility will be used at night. <br /> (Development Title Section 9-1015.5[g]) <br /> Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, provided, <br /> however, that such light shall not cause a hazard to motorists. (Development Title <br /> Section 9-1015.5[g][4]) <br /> On-Site Truck Repairs <br /> The project proposes a structure for the purpose of maintenance and repairs of trucks. <br /> Repair and routine maintenance of trucks may be permitted as an accessory use only to <br /> the proposed operation. On-site repairs of trucks, other than the five trucks included <br /> within the project description is not permitted. <br /> 2 <br />
