(2) A minimum of 20 parking spaces shall be provided, including one accessible space, which shall <br /> be van accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance(C.C.R.,Title 24). (Development Title Section 9-1015.9) <br /> f) ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access is to be provided by a 20-foot wide private right-of-way from the east end of Lorenzen <br /> Road. The first 100 feet of the access road from Lorenzen Road shall be paved. The remainder <br /> of the access road shall be surfaced with a minimum of four inches of aggregate base. <br /> g) SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6) to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.41d][2]) <br /> h) SOIL REMOVAL: No material excavated during construction of the approved facility shall be <br /> removed from the site. (Development Title Section 9-1405.5) <br /> i) CUT AN FILL: No areas to be cut or filled shall be located within 25 feet of an existing levee, river, <br /> wetland area, or property boundary. <br /> j) TREE PRESERVATION, WETLAND AND RIPARIAN HABITAT: No trees or riparian habitat shall <br /> be removed. No wetland area shall be disturbed. New riparian areas shall be established as shown <br /> on the site plan for PA-0300581 dated October 31, 2003. A tree preservation, wetland protection, <br /> and riparian habitat plan shall be prepared by a qualified biologist for approval by the Community <br /> Development Department prior to approval of the buildinglimprovement plans. The plans shall <br /> include provisions for protecting trees, riparian habitat, and wetlands during construction. <br /> k) CULTURAL RESOURCES: If, in the course of development, concentrations of prehistoric or <br /> historic-period materials are encountered, all work in the vicinity of the find shall halt until an <br /> archaeologist can evaluate the materials and make recommendations for further action. If human <br /> remains are encountered, all work shall halt in the vicinity and the County Coroner shall be notified <br /> immediately. At the same time, a qualified archaeologist shall be contacted to evaluate the finds.
