CONDITIONS OF APPROVAL <br /> MS-89-60 <br /> Libbey-Owens-Ford Glass Company <br /> 1 . Department of Public Works : <br /> a. A parcel map is required . <br /> b . Parcels shall be redesignated. Parcel 4 shall be changed <br /> to Parcel 2 . The remainder parcel shall be identified as <br /> "Designated Remainder . " <br /> c . Additional roadway dedication is required on Harlan Road <br /> along the frontage of the adjacent parcels to result in an <br /> 84-foot-wide right-of-way . <br /> d. A 37-foot-wide roadway dedication is required on Louise <br /> Avenue along the frontage of Parcel 1 . <br /> e . A 25-foot-wide irrevocable offer of dedication is required <br /> on Louise Avenue along the frontage of the remainder . <br /> f . An irrevocable offer of dedication shall be made for <br /> Harlan Road, which will be realigned to intersect Louise <br /> Avenue at the east side of Parcel 1 . <br /> g. Public water , public sewer , and terminal drainage will be <br /> required for the future development of any numbered par- <br /> cel . A Conditional Certificate of Compliance for the <br /> remainder is required for services at the time a permit or <br /> other grant of approval for development is recorded. <br /> h. The Lathrop Traffic Impact Mitigation Fee will be required <br /> for Parcel 1 and 3 . The fee shall be approximately $0 . 38 <br /> per square foot or $3 , 300 . 00 per acre , whichever yields <br /> the larger fee , and it shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index <br /> published by the Engineering News Record. <br /> i . Frontage improvements for Louise Avenue and Harlan Road <br /> shall be constructed along the frontage of the parcels at <br /> the time a permit or other grant of approval for develop- <br /> ment is issued on a parcel-by-parcel basis . <br /> j . The frontage improvements for Louise Avenue along the <br /> frontage of the remainder shall be constructed in confor- <br /> mance with the standards for one-half of a 110-foot-wide <br /> right-of-way urban street . The construction of the fron- <br /> tage improvements may be deferred until after the gas <br /> dryer is relocated, in which event the owner shall execute <br /> a Deferred Frontage Improvement Agreement prior to the <br /> approval of the parcel map. A $250 . 00 fee is required for <br /> processing, per Ordinance No . 3337 , in addition to a copy <br /> of the Grant Deed and an engineer ' s estimate with a <br /> Conditions of Approval - 1 - (MS-89-60) <br />
