PA-0700194 OF RICARDO MARVIN <br /> (APN: 250-100-04) (ADDRESS: 5105 LOVELY RD. TRACY, CA 95304) <br /> This project is a Site Approval Pre-Application to establish a general concrete contractor <br /> business. The project will include converting an existing 2,558 square foot legal non-conforming <br /> single family residence into an office and provide parking for 10 trucks. The Use Type is <br /> Construction Services- Light. This Use Type refers to construction services provided by general <br /> contractors and specialized trade contractors engaged in building construction. Typical uses <br /> include general contracting services for residential dwellings. The zoning is I-W (Industrial <br /> Warehouse) with a General Plan Designation of I/L (Limited Industrial). The project is located at <br /> the northeast corner of Eleventh Street and Lovely Road, east of Tracy. <br /> The Community Development Department has reviewed this application and has the following <br /> comments: <br /> Access & Circulation <br /> Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width of no <br /> less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles." The <br /> submitted site plan shows two 30-foot driveways from Lovely Road with a one-way aisle width of <br /> fifteen feet to access the parking area in front of the proposed office. Furthermore, access is not <br /> currently proposed from Eleventh Street. The proposed project shall meet the Development <br /> Title's minimum requirement for access. Driveway and aisle widths must be shown on the <br /> revised site plan as well as the circulation patterns for ingress and egress traffic. <br /> Parking <br /> Development Title Table 9-1015.3(b) calls for 1 parking space per 1,000 square feet of building <br /> for the Use Type, Construction Services- Light. The guidelines for parking stall dimensions are <br /> a minimum nine (9) feet wide by twenty (20) feet long (Development Title Section 9-1015.5). <br /> Given that the square footage of the building is 2,558, the required number of parking spaces <br />
