for the proposed project shall be 3 of which one must be handicapped accessible (Development
Title Section 9-1015.10). The site does show up to 16 parking spaces and therefore meets the
requirement. In addition, the surfacing of all permanent parking lots including parking spaces,
driveways and maneuvering areas shall be surfaced and permanently maintained with asphalt
concrete or Portland cement concrete to provide a durable dust free surface (Development Title
Table 9-1015.5(e). Paved areas must be shown on the site plan. Also, there are different
parking requirements for different types of vehicles (i.e. autos, large scale commercial trucks). It
is unclear as to the types of vehicles the parking is intended for. Further information regarding
this is needed and should be reflected on the revised site plan.
Services
The parcel is currently served by an on-site well and septic system. Stormwater drainage shall
be retained on-site. The well, septic system including leech lines and the drainage pattern and
corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations
prepared by a registered civil engineer or architect shall be included. (Development Title Section 9-
1135).
Landscaping
All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas,
or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) Areas
of the property which are not part of the project shall be barricaded from traffic and kept mowed
and dust free. A minimum ten (10) foot wide landscape strip, respecting the ultimate right of way
of Lovely and Eleventh St, shall be installed across the street frontages of the project site
(Development Title section 9-1020.7[a]).
Outdoor Storage
All storage materials and related activities, including storage areas for trash, shall be enclosed by a
screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated
street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen.
(Development Title Section 9-1022.4[e][2][A]). Storage areas shall be surfaced with a minimum of
four(4) inches of aggregate base. Storage shall be shown on the revised site plan.
Shed
The site plan shows a shed. More information regarding the potential or intended use of the
shed is needed and should be reflected on the revised site plan.
Signs
If a sign will be proposed, sign details shall be consistent with Chapter 9-1710 of the Development
Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five
(5) feet from any future right-of-way line, including any corner cut-off (snipe). (Development Title
Section 9-1710.2[g])
Next Steps
When the applicant has addressed the issues discussed above and is ready to submit the full
application it will be necessary to do the following:
2
