The site does show up to 16 parking spaces and therefore meets the <br /> requirement. In addition, the surfacing of all permanent parking lots including parking spaces, <br /> driveways and maneuvering areas shall be surfaced and permanently maintained with asphalt <br /> concrete or Portland cement concrete to provide a durable dust free surface (Development Title <br /> Table 9-1015.5(e). Paved areas must be shown on the site plan. Also, there are different <br /> parking requirements for different types of vehicles (i.e. autos, large scale commercial trucks). It <br /> is unclear as to the types of vehicles the parking is intended for. Further information regarding <br /> this is needed and should be reflected on the revised site plan. <br /> Services <br /> The parcel is currently served by an on-site well and septic system. Stormwater drainage shall <br /> be retained on-site. The well, septic system including leech lines and the drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135). <br /> Landscaping <br /> All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) Areas <br /> of the property which are not part of the project shall be barricaded from traffic and kept mowed <br /> and dust free. A minimum ten (10) foot wide landscape strip, respecting the ultimate right of way <br /> of Lovely and Eleventh St, shall be installed across the street frontages of the project site <br /> (Development Title section 9-1020.7[a]). <br /> Outdoor Storage <br /> All storage materials and related activities, including storage areas for trash, shall be enclosed by a <br /> screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated <br /> street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen. <br /> (Development Title Section 9-1022.4[e][2][A]). Storage areas shall be surfaced with a minimum of <br /> four(4) inches of aggregate base. Storage shall be shown on the revised site plan. <br /> Shed <br /> The site plan shows a shed. More information regarding the potential or intended use of the <br /> shed is needed and should be reflected on the revised site plan. <br /> Signs <br /> If a sign will be proposed, sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five <br /> (5) feet from any future right-of-way line, including any corner cut-off (snipe).
