THE CHURCH <br /> TO BE DEVELOPED IN THREE PHASES. PHASE I TO CONTAIN 150 SEATS; <br /> PHASE 2 TO CONTAIN 250 SEATS; AND PHASE 3 TO CONTAIN A <br /> COMBINED TOTAL OF 499 SEATS, LOCATED ON THE EAST SIDE OF <br /> LOWER SACRAMENTO ROAD,APPROXIMATELY 1,200 FEET SOUTH OF <br /> EIGHT MILE ROAD. (DISTRICT 3). <br /> APPLICANT: Delta Church of the Nazarene APN: 084-050-04 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. In addition,the existing San Joaquin County and City of Stockton Flood Insurance Studies, <br /> which delineate flood risks,flood plains, and floodway areas, are currently being reevaluated. The <br /> reevaluation is being conducted by the Federal Emergency Management Agency,Region IX,Building <br /> 105,Presidio of San Francisco, California 94129-1250,telephone(415)923-7186. The reevaluation may <br /> delineate additional flood risks. The official flood maps are available for review at the Department of <br /> Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will be updated when the <br /> reevaluation process is completed. <br /> Lower Sacramento Road has an existing right-of-way width of 80 feet and a planned right-of-way width <br /> of 120 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145-4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br /> fifty-six(56)foot wide right-of-way from the centerline of Lower Sacramento Road to the <br /> property across the parcel's frontage.
