Kerry Sullivan -2- <br /> COMMENTS ON DEVELOPMENTS <br /> UP-00-21 <br /> 4. The frontage improvements for 10702 Lower Sacramento Road shall be constructed in <br /> conformance with the standards for one-half of a 120-foot right-of-way Major Arterial - <br /> Expressway. The construction of the frontage improvements will be deferred upon execution by <br /> the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to their estimated- <br /> construction costs prior to approval of the Improvement Plan. (A$325.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the Grant <br /> Deed and an estimate for the required frontage improvements. The estimate shall be prepared by <br /> a Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of Public Works for approval. As <br /> an option,the Department of Public Works will prepare the drawing and estimate for an additional <br /> fee of$140.00.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is$174.59 per daily trip-end <br /> generated in the Stockton area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. A credit <br /> may be allowed if it can be verified that the existing development on this site was in operation on <br /> or after April 23, 1990.) <br /> (Resolutions R-90-304,R-91-1025,R-93-167,R-94-179,R-95-650,and R-96-592) <br /> 6. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The <br /> fee is due and payable prior to issuance of the building permit. The fee currently is $403.00 per <br /> 1,000 gross square foot of building as Commercial Service. The fee shall be automatically <br /> increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. A credit <br /> may be allowed if it can be verified that the existing development on this site was in operation on <br /> or after April 30, 1991. <br /> (Development Title Section 9-818.4 and Resolutions R-91-327,R-94-185,and R-97-5) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division(468-3066)that this development <br /> has addressed the items on the attached Waste Plan Format for Development Projects. Final Site <br /> Plan is required upon submittal of verification. <br /> 9. A traffic study is required for this development.
