g) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> i) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of Lower Sacramento Road, shall be installed across the frontage of the project <br /> site along the southern 368 feet of the parcel where the proposed school and worship <br /> hall will be located. Also a minimum ten (10) foot wide landscaped strip, respecting the <br /> ultimate right-of-way width of Lower Sacramento Road, shall be installed across the <br /> frontage of the project site where the proposed tent structure will be <br /> located.(Development Title Section 9-1020.7) <br /> ii) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> iii) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage_ Thirty-seven (37) trees shall be planted, evenly spaced <br /> throughout the parking lot. <br /> h) SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and <br /> be included on the Site Plan. All portions of any sign shall be set back a minimum of five <br /> (5) feet from any future right-of-way line, including any corner cut-off (snipe). <br /> (Development Title Section 9-1710.2[g]) <br /> i) BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> i) The temporary tent structure would appear to seat over 300 people and, therefore, <br /> will need to be fire sprinklered. <br /> j) UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for a <br /> building permit: <br /> i) The Fire Prevention Division has reviewed this application and there does not <br /> appear to be any major problems associated with the proposed project as submitted. <br /> ii) A complete review at building permit submittal will require compliance with applicable <br /> codes and ordinances. <br /> iii) Fire flow will be provided for proposed buildings by the use of: <br /> (1) Appendix 111-A of the Uniform Fire Code (public water mains). <br /> (2) NFPA 1231 of the National Fire Code (static water supply). <br /> 5 <br />
