r <br /> ti <br /> a ' <br /> (2) A 8,600 square foot classroom for up to 50 K-4 students. <br /> ii) Phase two to be completed within 36 months, will consist of the following: <br /> (1) A 12,900 square foot worship hall for up to 400 worshippers. <br /> c) BUSINESS LICENSE: The applicant shall secure an approved Business License for the <br /> school prior .to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County Ordinance <br /> Code) <br /> d) STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> e) PARKING: Off-street parking shall be provided and comply with the following: <br /> i) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust free_ surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1016.5[e]) <br /> ii) A minimum of 184 parking spaces shall be provided, including six (6) accessible <br /> spaces, one of which shall be van accessible. Accessible spaces shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). 52 parking spaces will be <br /> required for phase one. Phase two will require an additional 132 parking spaces. (The <br /> Education Services-General use type requires one (1) space for every 1,000 feet of <br /> building area. In addition 0.20 spaces are required for every student.) (The Religious <br /> Assembly —Community use type requires 0.33 space per seat) (Development Title <br /> Section 9-1015.3) <br /> iii) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> iv) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and <br /> twenty(20)feet long. (Development Title Section 9-1015.5[b]) <br /> f) LIGHTING: Lighting shall be provided and comply with the following: <br /> i) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> ii) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> 4 <br />
