SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Ron McManis of North <br /> Forty Vineyards, LLC to conduct a Soil Suitability Study for the property located at <br /> 19750 North Lower Sacramento Road, Acampo, California (Plate 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development Code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Site Description <br /> The Site consists of Assessor's Parcel Numbers (APN) 013-180-50, -51, -52, and -53, <br /> totaling approximately 203 acres in size. It is located at 19750 North Lower Sacramento <br /> Road and 2501 East Woodbridge Road, Acampo, California. The Site consists of open <br /> land with two shops, a bunkhouse, a mobile home, and a small office. A domestic well <br /> and three irrigation wells are also located on the Site (Plate 2). (1-40 <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 45 to 50 feet above mean sea level (Plate 3). The Site is <br /> relatively flat. <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-20, general agriculture with a minimum parcel size of 20 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> Proposed Development <br /> A minor subdivision is proposed to divide the Site into nine new numbered parcels and <br /> a designated remainder (Plate 4). Mr. McManis indicated that vineyard will be planted <br /> on the Site. The bunkhouse, office, and large shop, as well as the domestic well and <br /> two irrigation wells on the south and east sides of the Site, are planned for demolition in <br /> the near future, he said. A new shop building will be constructed, and new domestic <br /> and irrigation wells will be drilled in the area to the north of the current building cluster. <br /> LOGE 1505 Page 1 <br />
