F. Fire department access to buildings shall be in accordance with Section 902.4. A knox box <br /> (key box)shall be installed according to fire department instructions. <br /> G. Fire extinguishers shall be installed in accordance with the California Fire Code, Volume 2, <br /> Standard 10-1. <br /> H. Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. (California Fire Code, Section 105.2.1) <br /> I. Mechanical refrigeration systems shall comply with all applicable codes (ammonia, etc.). <br /> Complete refrigeration plans shall be submitted. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabriel Karam,468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is $156.25 per daily trip-end generated <br /> in the Lodi area. The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. A credit may be allowed if <br /> it can be verified that the existing development on this site was in operation on or after April 23, <br /> 1990. (Resolution R-96-592) <br /> d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> e. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. The Final Site <br /> Plan is required upon submittal of verification. <br /> 3. PUBLIC HEALTH SERVICES (Staff Contact: Adrienne Ellsaesser,468-0343) <br /> a. A soil suitability study/nitrate loading which indicates that the area is suitable for septic tank usage <br /> must be performed prior to issuance of building permits, as required by Development Title Section <br /> 9-1105.2(d). A nitrate loading study is required, and a review fee of $390.00 must be paid at the <br /> time of submittal to the Environmental Health Division. <br /> The sewage disposal system shall be designed for the proposed uses per the referenced study <br /> above and comply with the on-site sewage standards of San Joaquin County prior to approval. A <br /> percolation test that meets absorption rates of the manual of septic tank practice or the EPA Design <br /> Manual for on-site waste water treatment and disposal systems is required for each parcel. A <br /> permit fee of$78.00 per percolation hole is required. <br /> b. The existing private water wells shall be tested for the chemical dibromochloropropane(DBCP) and <br /> nitrates prior to the issuance of building permits.
