(2) A minimum of 18 parking spaces shall be provided, including 1 van accessible space (2.5 <br /> spaces are required for every 1,000 feet of building area). (Development Title Section 9- <br /> 1015.3) <br /> f. LIGHTING: Lighting shall be provided and comply with the following <br /> (1) If the.parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way width of Lower <br /> Sacramento Road, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.7) <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.6 of the Development <br /> Title. The parking area shall be provided with a minimum of five percent (5%) of landscaping <br /> within the perimeter of the parking area, not including landscaping along the street frontage. <br /> Four (4) trees shall be planted and evenly spaced throughout the parking lot. (Development <br /> Title Section 9-1020.6) <br /> h. SIGNS: A maximum of two advertising signs, only one of which may be a free-standing sign, shall <br /> be permitted for the approved use. Sign details shall be consistent with Chapter 9-1710 of the <br /> Development Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut-off (snipe). <br /> (Development Title Sections 9-1710.2[g]and 9-1710.4[h]) <br /> i. FIRE MARSHAL: (Staff Contact: Steve Dalton,468-2229) <br /> (1) The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be <br /> applicable and shall be incorporated in the construction plans before submittal to the <br /> Community Development Department for a building permit: <br /> A. Fire flow will be provided for proposed buildings by the use of public water mains(Appendix <br /> III-A of the Uniform Fire Code) and static water supply (NFPA 1231 of the National Fire <br /> Code). <br /> B. Fire hydrants shall be supplied in accordance with Appendix III-B of the Uniform Fire Code. <br /> C. Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code <br /> and the appropriate standards and guides adopted in Chapter 35 of the California Building <br /> Code and the California Electrical Code. <br /> D. All valves controlling the water supply for automatic fire sprinkler systems and water-flow <br /> switches shall be monitored in accordance with Section 904.3.1 of the California Fire Code. <br /> E. Fire department access roads shall be in accordance with Section 902.2 of the California <br /> Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> Conditions of Approval - 2 - UP-00-2 <br />
