The property is located in <br /> the Rural Community of Collierville. <br /> The Community Development Department has reviewed the pre-application for PA-0400070 <br /> and offers the following comments: <br /> Water System <br /> Development Title Section 9-1120.4(b) states that within Rural Communities subdivisions with <br /> parcels less than two (2) acres shall be served by a public water system. For subdivisions with <br /> parcels two (2) acres or larger shall be served by a public water system except that if there is no <br /> public water system within seven hundred (700) feet the subdivision may use and on-site well <br /> system subject to the provisions in Development Title Section 9-1120.2. <br /> Storm Drainage <br /> Development Title Section 9-1135.4(a) states that subdivisions in rural communities with any <br /> parcels less than two (2) acres in size shall be served by public drainage facilities which <br /> discharge into a terminal drain, except that a public agency retention basin may be allowed if <br /> there are no terminal drainage facilities within one thousand (1000) feet, and the site conditions <br /> of soil permeability and groundwater level allow a retention basin design to meet San Joaquin <br /> County Improvement Standards. For subdivisions with all parcels two (2) acres or larger in size, <br /> the subdivision shall be served by public drainage facilities which discharge into a terminal <br /> drain, except that an agency retention basin or private on-site retention basins may be allowed if <br /> I <br />
